The Subdivision
There are nineteen single family lots, located on forty-seven acres at the base of Kapristo Mountain.
The Western Rockies Estates development will be serviced by a new paved road adjacent to Highway 95, leading north to the downtown core of Golden and the TransCanada Highway, and south to Invermere and the USA.
Water will be supplied by a drilled well on each lot. For sewage disposal, each lot is provided with an engineered and B.C. Health approved septic field location.
Fee Simple Subdivision (Non Strata)
Western Rockies Estates is a non strata development.
The road is public and will be maintained and serviced by the local Government.
Private Park
Approximately two acres of private parkland will be shared by the lot owners, and will offer recreational and family oriented opportunities.
Development Guidelines
There will be no set time to start constructing your residential building. Once construction has started, there is a 12 month period in which you have to complete the exterior of the building.
Development at the Western Rockies Estate will be expected to follow guidelines requiring homes to reflect the architectural design of a traditional mountain resort. Lot development will require owners to preserve tree cover to the greatest degree possible, ensuring the charm and tranquility of this mountain setting. This corresponds with other mountain resort developments such as Kicking Horse and Whistler.
A Building Scheme will apply to all construction. Architectural guidelines will protect the aesthetic look of this development. Building materials shall include natural resources such as wood and rock, with an emphasis on timber frame and post and beam construction.
There will also be regulations in place ensuring aesthetic values are not jeopardized by unsightly yards, unreasonable noise levels or pet conflict.
